What is MISSING from your RV Park?
MY answer is "Trees". When I was a Boy Scout we were surrounded by trees.

Me too! Even gov. parks cant do that, look into building or operating your park with that criteria.
Things we wish were everywhere:
Paved roads and sites - no dust
Passport America accepted without restrictions
Fire rings and BBQ grills
Large off leash pet area
Long pull thru sites
Wide sites with well manicured lawns
Rental golf carts at big parks
No add on fees for extra people, vehicles, pets, activities, 50amp etc.
Clean laundry with enough machines max price of $1.00 per load.
So glad I am no longer a park owner.- sewer right now

Not what I would want either. And yet, it is full. So it is meeting the needs/wants of a particular clientele. Probably few amenities, lower overhead costs, and enough people in the area to make it financially successful. Location and a targeted audience. Good planning or good luck.- We prefer state and national park campgrounds, so I guess if I was wishing, more of them would offer full hookups. We do prefer parks with large sites and lots of foliage like this one:
- A level site is pretty high on my list.
