Where to find a property up North for Sunbirds / reverse snowbirds?

Hello everyone, looking for advice where to post a property for Sunbirds / reverse snowbirds. Has anyone living in Sunbelt considered to move away from summer heat for few months? If yes what states are viable options and what type of stay – just campgrounds, or private properties with mid-term (summer) rent are offered and in demand too, and where? Trying to help my client with house on the lake in Midwest to find websites or groups - to post and get attention from interested parties. He’s not looking to Airbnb it due to short-term regulations and feels like these “Sunbirds” could be great guests to accommodate. Thanks for sharing!

  • I'm a bit confused what you are asking for. Assuming it's setting up a campsite on private property, the biggest challenge is likely to be zoning. After that, basic utilities (water/power/sewer).

Many places won't let you do it at all and others have a lot of permitting.

Thanks for response. This option is a house where guests live with half-acre lot and driveway to park their cars/RV. This is a option comparable to comfortable cabin on campground with full summer lease but way better since it’s a proper (and quite unique) house. Not sure if links are allowed but will clarify with admin and update.

  • Assuming you have googled “alternatives to AirBNB” and you are rejecting that whole business model, for whatever reason, then your choices are rather limited. I suspect this is something you already know. I think you’re stuck with posting ads in publications with wide circulation in the target areas.

Thanks for response. I’m totally OK with Airbnb model, it’s just not flexible enough (yet) to accommodate mid-term rentals – when property is listed for longer stays (30/60/90+ days) it disappears from searches under that term and becomes basically invisible for visitors. The only option to consider is furnishedfinder com but I seems more for traveling professionals then families on summer break. Regular ads in local newspapers (dozens…) looks very wasteful in our digital age - any other thoughts  are appreciated. Thanks!

      • Maine: Coastal towns like Bar Harbor or inland areas near lakes and forests.
      • New Hampshire: The White Mountains region or Lake Winnipesaukee.

    • Great Lakes Region:
      • Michigan: Traverse City, Petoskey, or the Upper Peninsula for lakefront properties.

Hi Vince, fantastic list, very thoughtfully compiled. Since just a portion of it has been covered yet it’s very helpful. Looking to visit Colorado this August, considering your options there. However can’t find website/platform for mid-term (30+ days) properties rentals to either rent or post. So either Airbnb/vrbo (quite expensive there) or campgrounds? Thanks for sharing!
