Liquid roof.....so many reviews, good and bad

I would warn folks who see a product that is for rubber roofs, read the fine print on the container. Lowes is carrying a high end 5 gallon bucket of sealer. After reading the fine print, if using on an EPDM rubber roof, a primer must be applied before coating which of course isn't available at Lowes.

It's all about adhesion to existing coating (and thickness). If the can mentions "EPDM", and your roof is EPDM, it should work.

As I recall "Liquid Roof" by this company is a product identical to their "Liquid Rubber". The only difference is that the "Roof" is marketed for RV and costs more, while "Rubber" is marketed for residential/commercial. Other products in stores are likely same composition too, but not sure about thickness/density.

OP here......Thanks for all the great info. Like many of you, my roof doesn't leak, yet. There are a few spots that look like they could real soon. I did read the part on the website about Alpha coatings. I will try to find out what manufacturer my roof is. I heard the working time is only 2 hours and that worried me. Now I read here that its 4 hours. I guess the weather has a lot to do with that. Thanks again. Looks like I have my spring project lined up.

Yes, I painted my roof with Liquid Roof quite a few years ago and posted about it here, with pictures.

Everything looked fine for a while but then after a couple of years I noticed the same kind of problem I think you are talking about. I contacted the manufacturer and posted about their response and my results Here, with more pictures. My roof looks perfect now and has shown no deterioration at all.
I would highly recommend the Liquid Roof product based on my experience with both it and the manufactures customer service.

I just coated our EPDM rubber roof last Monday, Feb. 5th. with Liquid Roof. Preparation was a whole lot more time consuming then the application itself. It was recommended to me by another RVer that has done 4 or 5 trailers with rubber roofs and used Liquid Roof. He suggested that I clean all Dicor sealant that is around roof/cap joints, roof vents, etc. Used a rag with mineral spirits and wiped the Dicor clean. Now I did not remove the Dicor, just cleaned it off to it's original white. Cleaned very easily. Scrubbed roof 3 times, broomed off and dust mopped the roof the morning of the coating. Also, my roof radiuses down the side of the trailer about an 1 1/2 inch. So I masked the sides with masking tape and paper, down about 18 inches. Also partially covered slide awnings with paper. It was good I did, as the Liquid Roof is thick but yet like melted cheese on a pizza. Since the radius had to be done from a ladder with a 4" roller, it was a good thing I took the time to tape and paper. Sure saved a lot of clean-up. When coating the roof, I brushed the Liquid Roof around the vents, etc. Then several videos suggested using a squgee to distribute the coating after pouring out of bucket. Then rolling. Well I had a "foam" squeegee that didn't amount to a hoot. Threw it down off the roof and just dumped from the bucket and rolled the product. Went real good, took about 2 hours and 20 minutes for the 38' fiver. Looked at it Saturday, February 10. Turns I did do several places lightly. So, I just got off the phone with EPDM Coatings. They told me to wait 30 days to recoat which I'm going to do. I'm looking to preserve the roof and never had a leak problem. I don't care what it will look like, if someone wants to send their drone up to look, have at it. Have plenty of rags, maybe a back-up roller and some ground help. And have a good pair of sunglasses, I believe that is how I ended up with the light spots. The sun is extremely bright here in Arizona and my shades have faded over time. I used this on my old camper, worked pretty good. Had a tear in the roof and some rot. Fixed the rot and used Liquid Roof to repair the rubber membrane. "Painted" it on, it adhered to the existing roof and made a seamless repair. Sold the camper 2 years later and it was fine. No discoloration, no leaks, no issues at all. I will say that this stuff is MESSY. I got a couple drips on a pair of Crocs... to this day I can't get it off. I guess that's a good thing!

I agree with chuckbear. Did my roof 3 years ago and looked great for about a year and then turned splotchy gray. Still does the job but,looks like ****. Never did hear back from Dicor. I think I am going to use Henry's from Home Depot this summer and see if it stays white.
I know most people will never see my roof but, I do and I like it white.

Yes but my splotchy grey black spots washed off the first winter... I sold the camper so I am not sure if it would have stayed. Yes it wasn't as white as first applied..

The warranty says nothing about the appearance of the product. Not sure why it's a problem, as long as it seals your roof.

I have a TPO roof and called Dicor about their product. The one thing that i didn't like was that it is not guaranteed against ponding water if that happens on your roof. And the coating is two parts and must not get wet before it cures, etc..etc..etc... I bought a product called Superior RV Roof which is made for TPO and is only 1 part not two part..... I have spoken to many RV techs that have seen dicor rubber roof peel off a roof that wasn't prepared correctly.
