Another problem spot is the o-ring on the shaft. It's best to lube it a couple of times a year with silicone spray. If it's not been lubed in a few years, it may be dried out or broken. They do make a repair kit for it, and is not too bad to fix. I repaired my SIL's, due to lack of lubrication.
