I am looking at a 2011 Mobile Suites with Mor-Ryde IS suspension. Can anyone tell me the life expectancy of the rubber portion?

No - but MOR/ryde will give you a choice of Nev-R-Lube, Timken, etc. I've known a couple of folks who started out with the Nev-R-Lube thinking it was a good idea only to have them replaced with Timken bearings, though.They're not oil bath like truck axles, etc.
