Checked out the market yesterday and a neighbor with a similar residence just went into contract for a price that is almost double what I was trying to sell my space at!! Going to defer my dream and see how the R/E market play out. Can't hurt and gives me more time to make an RV and TV choice.
It's done. SOLD. Living in our class C while the Itasca is being built. By the way, hire the Realtor. I've been in Real Estate for 35 years, and sold my house for far more than any other of its age and size in our neighborhood in 10 days. Look for one with the CRS designation. I'm embarrassed to say I'm err uhm ...well actually in the R/E business. You know what they say about the cobbler's children not having shoes? That would be me in this instance:o.
Got soooo involved in other aspects of my life .. I paid little to no attention to my own apartment sale:S. When it dawned on me I'd been diddling around with this sale for 5 months and we STILL were jawing about the price I slapped self awake and did my proper homework just as if someone else was paying me to do it, LOL. Found my local market has been growing in leaps and bounds. Called the pseudo seller's atty today said "Bye bye, luv" and hired a broker. - GypsiesAtHeart2ExplorerCongrats & Best Wishes!

X2 I think a lot sellers don't realize or know that if the buyer is getting a loan their bank comes out and does an appraisal and will only finance that amount. They don't let real estate agents do and/or contribute to the comps anymore.
AND big AND they look at comparable homes and what they sold for in the past 6 months. That used to be a year but now it's 6 months. If you have had a foreclosure in your neighborhood that sold for dirt cheap or someone just bailing out of their home and it sells for far less than it's real value? THAT is the figure the bank will base the loan on for your potential buyer. It's a cruel world out there now for selling. - Dog_FolksExplorer

What I always did before placing the house on the market, I paid for and received an independent appraisal by a professional company. I always thought that it was an honest value and pretty close to what lending institutions would accept.
What is the sense in selling a house at the very top dollar and then have the sale fall through because the buyer could not get financing on that high amount?
Did I sell some houses for less than I could have? Probably. Did my houses sell quickly, smoothly, and without problems? Yep. - retispcsiExplorerCongratulations to Amandsgrandmma and Ray and June. It is a great feeling. We closed on July 11th. We are now living in an RV resort till my wife retires in the spring. We are still traveling till then. Ordered new Mobile Suites should be in by end of Oct. It is a terrific feeling to be free.

Get a new agent! Obviously your neighbor had a better agent.
I went thru 4 of them. Don't ever sign the part that says you give them a year for the listing. They will list it and forget it.
I never give an agent more than a 3 months listing contract to sell. They p and moan about it but tough cookies I found giving them a limited time makes them get off their duff and work at showings and selling it. OR I give it to another agent.
They really don't care if they sell it personally. They just keep getting listings and throw them on MLS it's a number game for them. Let another agent sell it for them and they take half the commission and they don't ever bother showing or advertising it for you.
Want to sell you house fast? Add to your contract that there is a bonus commission of $3,000 to your LISTING agent if they sell it.
Boy does this light a fire under their butt to advertise, advertise and hustle to show YOUR house every chance they get to sell it fast to get that bonus! Sad to say that money still talks. It was what I did and gee, go figure, the amount of showings on my house by that agent quadrupled. - amandasgrammaExplorer
