I would only buy used (4-6 years gas and 5-8 diesel) and I would start watching this site as it has some really good deals plus you can see what units actually sold for.

Our first rv was a gas that was 4 years old. Kept it for 5 years, traded it in for almost what we paid for it. We bought a 6 year old diesel in great shape and it had everthing in it that we wanted in our next rv. For us, the important thing was finding the floor plan we liked and then the year. I chose the diesel for our second rv because it handled and rode much better.

I'd be looking for some thing like this, we love our 2000 Mountain Aire. The Newmar quality coach will hold its value, better than most. Ours is still selling for what we paid in 2009.

And remember, the cheap ones are the ones you can't afford.

My last and current coach I bought new! I almost bought a Holiday Rambler Ambassador DP it was 3 years old, it had high miles 22,000, and the inside was very worn! There was no maintenance records on the coach and that was a deal breaker with me, because I had no history on the engine and didn't know what I was getting into with this used coach! I went ahead and bought new that way I new what I had. I don't understand your time limit of 5 years? Are you going to quit RVing in 5 years regardless if your healthy and have extremely good luck with the coach?

You are asking very good questions. But, one piece of information would help give you a better answer, are you looking for gas or diesel?

For instance, if you say diesel and $80,000 is your budget, buying a diesel would make it over 10 yrs. old. At that point, many things would need attention or replaced, like the TV's, etc.

He already knows that used is what he is looking for.
I think the higher the quality of the coach when new will determine how old a coach you can buy. There will be a huge difference between a entry level coach and a high end coach when you get out 5-10 years as you are suggesting.

yep, lots of knee jerk, buy used, answers. that said if price shape and quality were identical, I would usually buy the newest one except for diesels that now have that gizzy for antipollution or whatever.
