Opinions on Rubber Roof Condition - Pictures Included

I'm trying to decide on how quickly I need to recoat my rubber roof. I recently cleaned and resealed all of the vents/skylights etc on the roof. I also gave the roof a good cleaning that took about 4 hours using rubber roof cleaner from Camping World. I asked about the condition when I went in, based on the pictures I had, but they only told me to bring the RV in. So I thought I would ask the knowledgeable people here and see what you guys think. Here are the pictures:

  • After a few years, that generation (1st) of rubber roof will blotch like that. The only issue you will have is that it will flake and run down the sides of the coach when it gets wet. The best thing to do is to apply the recommended conditioner once or twice a year to keep the flaking down. Do it with a foam floor mop.

    You did a nice job on sealing the vents with Dicor. If only some of the RV shops would be that professional.
  • Well I'm glad to hear that the roof looks to be in good condition. I really didn't want to spend the money to recoat it since I've only had it 2 months and we have not even gone on a trip with it yet. I guess I will just keep an eye on it and put it on the to do list in the future. Plus, it hardly rains here in California, so that should help. I will also take a look at lubricating the antenna. To be honest, I have not even tried to raise or use it yet. I don't even know if the original TVs have a digital/analog converter for the signal.

  • Mine is 8 years old and I may have washed it 5 times and resealed the Dicor lap sealant seams twice. I would leave it alone. I think messing with it all the time trying to make it look new only hastens it's demise.
  • Looks good to me as well. The roof is rarely the problem. It is the seals, the Dicor, and the caulking that bring about the leaks. I don't see any reason to bother bringing it in.

    I would lubricate the batwing antenna though with silicon spray, if you haven't already.
  • The best thing you can do for it is leave it alone. Cleaning only shortens its life and the white protective layer of your roof looks to be in excellent condition. I see absolutely no need to re-coat it with anything and it looks to have many years in it before needing to do so.
  • My roof membrane is 19 years old, sits in direct sunlight every day in Southern California. I wash it once a year with water and soft brush. It is now at the point where I have to recoat it. I have made a few repairs over the years using dicor type products. In a couple of weeks I will be coating the entire roof with Henrys 280DC from Home Depot.

    Yours looks great compared to mine.
  • How old? T appears to be in decent condition. Maybe some Dicor recoat product on the entire roof will get you nice and bright white again for a few more years.
