Thanks all for your responses....the way it is built, backing in a boat trailer etc isn't a problem and people down here either have boats, toys, or some other misc thing. I just thought there might be a site specific to it....google all comes up with Lake Havasu...we are in no rush and don't have to sell, but simply wish to retire a bit earlier and drop out of the rat race.
If your thought is to put out a price that is very attractive to you because you have a lot of time to sell, you may wish to reconsider. Several things would work against you. First, interest rates are starting to rise, making your home more expensive to most borrowers every day.
Second, no one can assure you that we will not have another housing slump sometime in the future. If the true current market value of your property works for your future plans, it is best to get it done and over.
Third, having your property for sale is a pain. You need to have it show ready at any time. That is not how most of us live.
Fourth, you may find you really don't make much extra money when you factor in the carrying costs of your current home. Taxes, insurance, interest expense, utilities etc. all are recurring costs that you will have with your stick home that will end should you sell.
Finally, if you have it out there for a long time because you are trying to get the high price and then you reach the point where you actively want to sell, you may find that buyers are soured by the mere fact it was listed for that long time. A price reduction sometimes only chums the water and excites the sharks who will see weakness and look to buy at the bottom of the market. Personally,if you are ready, I would price it right, sell it quickly, and move on to life's next adventure. Good luck.
