Roof repair need help

Hello.

My RV is a class C 2009 Chevy Fourwinds Five Thousand.
It's in Florida near Fort Myers at a friend's home.
For me I live in France.
I lend my motorhome to a French friend.
So I asked to my friend who keep my motorhome near Fort Myers FL to go to Camping World to check everything to be quiet to lend it.

They found a soft part on the roof and deduced it was rotten.
Also the roof windows cover begin to crakle because of the sun.

Do you think this is normal for a 2009?

What are your solutions to repair and prevent this from happening again?
  • Who knows the roof sprayed, lifetime warranty?
What do you think about this?
  • Things leak up there often with age or in the sun when seals dry up. It can come from all kinds of funky places. I'd coat it with EDPM "paint on" coating.
  • Cheap original plastic roof vents shatter after sitting in sun for a few years. Replace with sun resistant polycarbonate roof vents.
I wonder if roof really has water damage, quite expensive to fix. Maybe get a second opinion from an RV repair place and written parts and labor estimates if needed from second repair place and CW.
  • Not unusual for a 2009. Certainly not unusual for a 2009 sitting in Florida sunshine.

The soft spot will need repaired. Be ready for a substantial expense to do it correctly.

Your roof is EPDM and needs regular maintenance, at least annually, frequently more.
  • Depending on how bad the damage is, how large, I've replaced most of my previous C's roof with 1/4" ply and EPDM rubber and eternabond tape. The paint on EPDM is much easier and likely cost effective solution if money is an issue. Otherwise have it done professionally. I currently have a 2009 Greyhawk and just found some very small leaks along the nose cone cabover fiberglass seams and yes, a crack on the front corner of the vent cover. Fortunely we had a dry winter and spring and no water damage occurred. Removed the seams and repacked the butel tape and coated the screw heads with EPDM caulk and redid the seams. Sealed the vent cover crack and ordered anew. 1.5 hrs of work likely will have saved me a bigger problem down the road had I not inspected.

What do you mean by regular maintenance?
