We had a step issue with our Monaco Dynasty. They would occasionally stick 'out' not retracting all the way. I would clean the ball bearings really good with Simple Green and use an old tooth brush to clean out the debris.
I used only dry lube for the steps.
I would have to go through this routine at least once a year and they would work perfectly. We don't have retractable steps in the new coach, all the steps are on the inside as the door is positioned lower in the frame. I surely don't miss the auto steps.
