Any hope for this roof?

I would love to replace the roof but I'm not in a position to do so at this time. I don't have anywhere dry to park it while replacing it. Eventually I will be getting a nice big carport for it to sit under.

What you are seeing is the white surface coat of your roof sloughing off and exposing the black base coat of the rubber that is why you still see white under the rack flanges which were not exposed to the elements. My friend has a 1996 Bounder with an EPDM rubber roof that is almost entirely black. I have the same year GBM that looks like yours. I coated mine in 2006 with Kool Seal that I got from a friend who bought a new MH with a FG roof. It looked white for about 4 years until it started sloughing off then showed the dark spots underneath. I only had enough for one primer coat and one final coat. I will eventually recoat the roof if I decide to keep it any longer only to reflect the sun's rays to keep the inside temps down.

I would agree with this comment. The warranty is 12 years and the life expectancy is about 22-24 years on average. You are at the far edge of life expectancy. The EPDM rubber on RV roofs is a black membrane with a white coating on it. That white coating is designed to chalk away, that is how it maintains UV protection. It is possible that your white coating has all chalked away after 21 years of exposure and all you are seeing is the black membrane underneath. The white spots from under the ladder could be the white coating that hasn't chalked off yet.

You can try to clean it, patch holes and hope for the best... but you are on borrowed time. If the rest of the trailer is in decent shape and worth keeping, you might want to research a new roof.

Other options besides the EPDM or TPO style rubber are spray on materials that are vastly superior and potentially more affordable. Good luck.

Wasn't coachman using aluminum roofs in that era? Probably need to confirm that it's either aluminum or rubber.

What I put on my RV Roof

It has a 10 year warranty. I use 1 Gal around the edges. And them 5 gal to coat my 32 foot TT. Thus the edges has two coats

Just put Dicor over the holes or over the screws that you put into the holes.

Sounds like a plan! Any idea on how I would prep this roof to patch some holes? I removed the luggage rack and I need to fill the holes. I plan on getting done stainless steel screws and filling the holes then putting some type of sealer on top of that.

An Internet search pulls up "Kool Seal" rubber roof products, primers and top coats. I can't find any that is not white, except the aluminum top coat by Kool Seal.

Considering the roof of your RV is that dark grey color and it seems to be consistent across the entire roof, I am of the opinion the sealer had a dark color to it, and all the cleaning in the world will not make it white.

If you have now cleaned your roof and it is now dry, take a white cloth. Make it damp, not dripping, and wipe it over a section of the roof. If the cloth stays white ... your roof is clean, no dirt. You're good to go, regardless of the color of the roof.

However, if the cloth comes up dirty, then simply wash the roof again. It still has dirt on it, or, that black stuff is coming off. In which case, wash it again to be sure it's clean.

But, if you washed it with bleach water, I'm pretty sure it's as clean as it's going to get.

FYI, "Kool Seal" is the name brand of a product, not the name of a process, although the name brand may have a process for applying their product.
