Multiple Buyers. Who gets the RV?

We had a potential buyer of our RV call yesterday and then look at/drive the rig today. He indicated he was interested but had to discuss with wife. They live less than an hour away.

We have another buyer who contacted us over a week ago when we were out of town. We told him when we get back we'll contact him and he plans on coming tomorrow. He lives about 4 hours away.

Both individuals know we have someone else interested.

If the local buyer should call and make an offer after the buyer who is 4 hours away has left to come to us, how should we handle the situation? First one to make an offer? First one where we have deposit in hand? Should we have a bidding war?

    Agreed. No point in putting the cart before the horse if one of them doesn't like it or can't get the full amount of funds to you.

    If there is no commitment by the seller to one or the other, then I would feel that whoever gets there with the money first is the buyer. But I also would consider a phone call with an agreed upon price as a buy.

    Dedmiston has it right. There will always be some who say they would have paid you X number of dollars more than the eventual buyer. Just explain to the distant shopper what happened. He may prevent this by leaving his cell number.

    I've had this happen to me before and have learned to tell buyers that the first one that commits is the buyer.

    In this case you probably should call the guy driving four hours and either agree to hold off until he arrives and gets an opportunity to look at your RV (giving him first choice), or let him know it could be gone by the time he gets there. Only fair.

    This^ Anything else is a hassle and a risk that you are left sitting there with your ____ in your hand rather than a pile of cash.

    That said, a little common courtesy is still in order, if you are truly expecting 2 potential buyers within minutes or hours of each other.

    (Or try to get them to show up at the same time if what you have may start a bidding war...not that I've ever done that before :R)

    Disagree that money talks. You owe the first person you spoke to (the one 4 hours away) first shot as you made him a promise you'd let him see it when you got back. Let the 2nd guy take a look but with the understanding the other guy is going to look at it as well, assuming he can get there in a reasonable time frame. If the two of them looked at the same time I'd agree money talks. You made a promise and a man is only as good as his word.
