Clean and scrub area to be repaired with bleach/water solution-diluted.
Clean repair area with alcohol.
Use a polymer based sealant/caulk like Dicor, Proflex RV, or Geocel 2300.
Do NOT use latex or silicone based sealants.

I'd only add to let the whole thing dry completely after the water washing and alcohol prep.

IMO, the best tactic is to immediately seal that failure point, the wall interior will dry out on it's own, it is not perfectly sealed.
