I wouldn't go near that. That water damage is just what's visible from the outside. Rest assured there is more hidden issues inside the full wall.8k is too much money IMO. For a unit like that, I would buy as is, use it until it was no longer useable,than discard it. And the price should reflect a "disposable camper"
