Possible purchase...How bad is this delamination? (pic)

Hi folks, Please look at the attached pics. I know there are a lot of unknowns when all there is, is a picture, but it's all I have right now in considering a long distance purchase. My concern...

If you REALLY want to own it...offer about $800.00. Use it as is and expect it to be unusable in about a year or less...But, do this only if you like dealing with mold, cause this baby is going to be full of it inside the wall.
