Are you saying not to clean a roof at all? Dicor states in their literature "Keep your roof clean" followed by guidelines for cleaning. While this is not indicated in the actual warranty section, it implies that keeping the roof clean is part of "care and Maintenance.

More important is that owners know the proper cleaning solutions to use and to not use petroleum distillates which will void the warranty. Also, failure to clean the roof will result in more black straking of the sidewalls of the unit.

I'm a fan of Sic and Span with alittle bleach added to the solution along with a brush and lots oif rinsing!

You guessed it, you are wrong:B There are various types of EPDM. The older had a black bottom and white on top. Some have a gray felt bottom and white/offwhite on top. The beige EPDM is the same color top and bottom but is a different EPDM type material. Some are also white on top and bottom but very rare. Doug

We have over 300 days a yr of direct sun plus summer temps aproaching 120* so if not in covered storage about 10 yrs or so and you'll be needing to recoat or replace it.

So how many years do you get out in AZ with that blistern sun. I would suspect we have close to the same conditions here along the TX/MX boarder and with care and coating 20 years is very doable.

LOL, try getting 20 here in Az. Replacing it is about $100 per ft around here. So a 34' would cost me $3400. I'm gonna recoat later this spring.

Your roof should go 20 years. It should have a warranty of 10 and you're currently only at 9 years.

Sounds like you've kept good care of it. Did the washing of the roof take off too much white causing you to feel that it is thinning and needs replacing?

One like yours and a Trek. Both came
out great. I also recently Did my awning.
Saved them all. Nasa uses it and it's the
Stuff they put on the roofs of busses.
