If (IF) going for membrane replacement, I would try and find supplies separately first - membrane, caulk, adhesive etc. Paying special attention to the date stamped on the caulk tubes. If you buy a kit for 25ft roof and you roof is 21, the remaining 4ft will make a poor but expensive doormat. There can be good deals on EPDM on Craigs and Ebay.
