Yea, not sure how the water was getting in. Only thing I could think was where the wires enter there's a little rubber block that maybe water was getting in.
I keep it indoors 80% of the time too, including 100% from November to May. It started sticking while under warranty and had brought it in. They turned the nut and said it's fine. Ever since then I just shake the awning by hand a little when it sticks and it frees it up. I see now that the gunk was probably in there since day 1.
@Lynnmor, that motor looks pretty dang close, but it's opposite. I don't know if you post a LH or RH motor, but the opposite side should work. The only difference that I see is there is no manual nut on the car openers.

The OEM motor is $140, which seems like highway robbery for a small motor that fails this easily.
