FWIW, now is a great time to sell in Seattle. April just saw the 2nd highest home values ever, only down by $1000 from the peak in 2007. I've spoke with several realtors that think as long as the builders can keep up, this market is about peaked as everyone is more aware of creating a real estate bubble again.
Regarding the camper, if going flatbed then skip the 3500 and get at 45 or 55, IMO. But a new 3500 will still get the job done easily. You can tune the 45/55 trucks up to the 2500/3500 power if needed.
I think you will have a perfect setup with an AF and a detached "shop" trailer. But I'd try to analyze how much you'll be wanting to unhook the trailer and dump the camper and run solo. That's a small project every time you want to switch configurations.
So I lied, for what you're doing, I'd go smaller toy hauler with a big enough garage to haul both buggys. Then it's self contained, no worry about where to drop the TC and you got a 4x4 and 2 buggys so how far up the forest roads do you really need to camp? You'll be shorter in height with the TH potentially and they can go up a gravel road just the same unless it gets real tight. But with a monster camper and a decent size cargo trailer you're not going too far into the bush with that setup either.
Every option has its trade offs but sounds like you're on your way to a dream setup. Congrats!
Stick with the Ram IMO. Best overall combo right now for trucks although either of the other 2 would not be a bad decision by any means.
