RV selling-pricing questions

I have a new Kropf Park Model on order. I have not yet been given a firm delivery date.
The dealer I bought the Park Model from sells mostly Park Models and he was not interested in taking my unit for a trade. So I plan to sell my unit outright.

I want to use my current RV until the Park Model shows up. So timing of the sale is a critical factor as I want to open camp with it this spring. Likewise, I do not want two RV's AND paying two site fees if my unit doesn't sell is not desirable.

I am willing to offer a better price because of this timing factor. I plan to put the unit up for sale in late March once I have a firm delivery date of the new unit. But I am soliciting opinions on pricing guidelines.

My questions are;

I plan to discount the low retail value of the Nada price guide by 20-30 %. Given the timing issues, would you expect that discount to be inline with my sales expectations?
If not, what % off the Nada low retail would be?

Three people at our camp have shown interest in our unit. I was planning to offer them the unit first only with an additional 5% -10% discount. They all would be flexible in the sales timing. But I would have to live with the knowledge of any future maintenance issues that RV would have. All of the three families are friends and have helped us over the years. So I am willing to offer them further discounts in an as is condition.

Lastly, has anyone heard of a one year RV warranty similar to home warranties people use when selling their home? It typically covers appliances, furnaces, hot water tanks etc. We purchased one of these when we sold our home back in 1996. It was not pricey and offers some piece of mind to both the seller and to me. Never heard of this for RV's.

I have looked online for comparable pricing for my RV and there is a huge price disparity in the same units and year. I want to be fair to both myself and to any potential buyer. I have sold several bass boats myself, but my boat dealer has always given me pricing guidelines which resulted in quick sales. Without those pricing guidelines from my RV dealer, I clearly am struggling with the asking price.
