It would seem that is a good deal according to the Nada Guide.
That is the guide I used when looking for my RV as listed in the original post. Nada Price Guide For Yours
I would check the date on the tires and make sure they are not old but on a 2012 I would doubt that that would be a problem.
Just remember to check out all the appliances and find out what kind of guarantee they offer on them and get a complete service record.
Also since this is a 2012 it still should be under MFG Warranty make sure it is transferable to you and have that done,on a Ford I think it is 100000 miles or 10 years,but ask. The house part is probably still under warranty too. If they are not transferable I would walk away.
They may try to sell you an extended warranty these are for the most part not worth the money you spend on them,and are full of exceptions and fine print.
Ask a lot of questions.
