We also equipped our 5th wheel with a lift so we could bring along my wheelchair bound Dad. He passed away a couple of years ago. We still use the 5th wheel because we like it and who knows at the rate we are decaying we may need the lift.
That being said if you want to go smaller, I would definitely sell it privately. You will get more for it. You might consider a consignment lot if they offer to do the right marketing of the unit. You will lose some of the sale price as commission to them but you won't have to deal with the selling hassle.
There is a market for your unit. Consider the veterans returning with special needs or families with children requiring a specially equipped Motor home. You should contact some agencies who help folks with disabilities, they may be able to suggest where best to advertise it.
