Help purchasing OR 308bhs and found this on roof

Hi we fell in love with the OR 308/310bhs “king u dinette is the bomb”. So we just had a Nrvia inspector check out a 2014 308bhs 10hrs from our house today. The first issue he found was on the roof towards the back, maybe above the BH that one seam was loose. He pushed down on it and there was some flex. Only about 12-16 inches of the seam had this movement. He said he did not see areas for water intrusion in the seam or anywhere on the roof and the plywood felt firm. So I’m guessing maybe just separation of plywood from roof truss but idk.

Couple questions
1.Has anyone seen this and find out what the actual problem was?
2.Does a 2014 have the roof that apparently has a 12 year rating and is that a warranty or just “what it should last?
Is it possible to get at this area from the ceiling rather than pull the membrane off?
Has anyone pulled a membrane their selves and replaced it? I’ve watched vids and I think I could get it done with some help.

Second issue is in the master bedroom driver side closet there was some water damage. Looked fresh the area has had a bit of rain the last week. He said he was pretty positive it’s coming from the front cap. But doesn’t no where. I just talked to a friend who has the same problem in the same area on a 310. Is this a problem area?

The owner has come down from 26k we had a deal before inspection for 22k and now after inspection I asked for 17k and he countered at 18,5k
I feel that with these issue unless you all tell me the roof has to absolutely be tended to new is a great opportunity as these units are going from 23-30k.

My wife’s hang up is the dealer quoted him 10k to replace the roof. I know it’s expensive but we had our 40ft KZ toy hauler done before we sold it because CW let it sit on there lot for a month with damage which in turn caused water damage and I think with a full edpm replacement it was around 5k so 10k

    Concur !

    At a MINIMUM you are going to need to pull the membrane off and have the decking replaced. The issue is, the could uncover a HUGR can of worms (rot).

  • If you can replace the roof for $5k and you think it's worth $25-30k, you can consider it...but it's a risk.

    That video doesn't leave the warm and fuzzy that there isn't more problems below the surface...but maybe it's a minor fix once they open it up and you get a great deal.

    It's a roll of the dice based on what I see.
