I'm no expert but probably water leaking in near the eave causing the delammination. If this RV is a must have can't live without I would get a repair person from another company to look at the damage and give a complete repair quote. Including leak if that caused it. Knock that off the asking price. Otherwise I would pass it by. Do not just believe the dealer. He missed it on the trade in or he would have dicounted it. Jayco is a pretty good brand. Doubt they are building RVs that are delaminating. When fiber glass sides started coming out years ago there were delaminating problems and manufacture changed construction methods. I highly suspect this is a leak in the eave.
