Thinking of selling the 5th wheel and going smaller

We purchased a 5th wheel Heartland Cyclone 3010 in 2013. At that time, I thought we would have more kids, but now realize that it's not going to happen. So we don't really need all that space anymore. Also, we just bought a house and the town will allow RV parking for anything smaller than 30 feet in our backyard and the Cyclone is 35 feet long. So I'm seriously considering downsizing.

One of our friends is interested in buying a Toy Hauler and I casually mentioned that I might be interested in selling ours. He saw it this weekend and said that he's very interested. One issue is, I have no idea how much to price it. If we can come to an agreement (I'm not desperate to sell it), then I have to consider what to do as a replacement. Should I stay with a toy hauler, but just something much smaller - or should I go with something even more basic?

So my questions.
1) Where can I find the best place to price out what we have currently (most realistic pricing to be fair for both parties).

2) What should I think about as a replacement. If I go RV, do they have a TT that has a vapor barrier type wall (sliding glass doors). I haven't really started looking so if anyone has suggestions or a link to a thread that could help me get started, I would appreciate it.

PS we have a 4.5 year old boy that we take with us on track days.
  • For me it's a 26.5' 5th wheel, and I pull the atv's behind that. The best of all worlds.
  • We went from toy hauler to truck camper with an enclosed trailer in tow. It gives us the flexibility to bring the garage along or leave it home. Our last two trips had the trailer in tow, but our next two will be with just the truck camper. If you bring more kids along, the enclosed trailer becomes the kids' room to give the adults some peace in their own dedicated space.

    We currently have 3 bikes in the back - Aprilia RSV4's. The one in the middle is backwards to fit it all. I would like to try to keep all 3 in the back, but not sure if that's possible with a TT. (We 'adopted' a friend that rides with us and we keep his bike in the back as well).

    I personally like having the bathroom, TV, AC, fridge of an RV. It's nice on a super hot day or rainy day to hide inside with the kid. Track days have very limited places for entertainment for the kid. The cargo trailer idea is what my husband would prefer.

    We are doing less track days now that the kid is getting older, but I love it and don't really want to stop. I also enjoy the RV lifestyle and would still go RVing even if we aren't doing track days.

    We did find one that was similarly set up in CA from a private party for around 58k. (we have a lot of extra options on it). I guess I really need to do some more research on what the replacement will be and whether or not it's feasible to switch for a smaller one or not.

    I'll keep doing more research for TT's that are smaller with a vapor barrier. I have a feeling that it might not exist - and that would solve my dilemma.
  • Go shopping on the internet searching for similar units. Thier asking price is a starting point for negotiations.

    There is no exact value and NADA often has zero to do with reality.
  • Check out truck campers and tow a trailer if you need your toys along. You have a good size truck for a nice roomy camper, the little guy is just perfect at that size to manage the steps and enjoy the sleeping arrangements.
  • Hi.. well first off what did you pay for it? Nada lists as 70 K?

    If you paid less then that will be the determaining factor on how to prive it..

    Thats a starting point.. As far as what to get...

    1. do you like the current layout? Are you looking for something different? I assume the child sleeps on the dinette?

    2. what are you hauling? It may be dhard to find an under 30 ft'er with a vapor barrier...

    Not a fan of fleetwood but they do have the better toy hauler floor plans. What I really like is the side dorr access.

    Here is a 23 ft'er with king bed, dinette and couch. Toys go in BH..
