I have that across the street. This is a really nice community on a golf course. The house across the street? A rental. The ONLY rental I'm aware of in the entire community.

I think you would be happy in the HOA in Danville, CA.
My father's friend live there and I go there to help them with house repairs.
One time I had to use the garage, so owner had to park his car in front of his house (he has about 100' of curbside).
Within 1 hr he's got a ticket from security guard as HOA rules are not allowing parking owners car on the street, nor on the driveway.
In case you have house repair done, you need to go to office for permit to PARK YOUR OWN CAR ON YOUR OWN DRIVEWAY for few hours.
Sure the streets looks nice, but watch out for those crazy retirees zooming via stop signs in their golf carts.
One of them could be HOA president.
