that charges **BOTH** the chassis battery and the house battery when I am home. The two batteries are the same type (AGM), different brands, and similar but different capacities. The batteries are NOT a matched pair.

I have another 2012 charger that charges BOTH of my dirt bikes whenever I am not riding them. Again, the two batteries are the same type (sealed lead acid), different brands, and similar but different capacities. The batteries are NOT a matched pair.

The point here is, I charge and allegedly desulfate four different batteries with two chargers.

But check the specs carefully. The 2012 is versatile but it does NOT handle gel cels. For total versatility, you have to move up to the 12248 which is much more expensive.

Maybe that little blinking blue desulfating light is a placebo, but I have been happy with this setup so far.

Probably. Most newer battery chargers have "smart" controlers. Meaning there is a chip inside that reads and monitors battery voltage. Most older chargers had a simple timer that turned on/off the charger.
