Stefan, first and foremost, check the roof for any signs of water leaks.
-check tire date codes.
If there are no records of service, I would consider that ALL service needs to be done and should be refected in the price that you offer (new belts, hoses, fluid changes, etc.)
You don't mention if it's a diesel but the air dryer cartridge.
