window leak

I have a 1999 Georgie Boy Pursuit. There is a water leak coming in at the top of the passenger side window. I took off the inside window frame and observed water seeping in and eventually running along and down the frame causing delamination at the bottom of the window. I am at wits end . This is what I have done so far.
Sealed where the end cap attaches to the roof with eternabond tape, extending the tape approximately eight inches around the edge of the roof.
Resurfaced the roof with EPDM liquid rubber.
Installed rain gutter around the window.
Sealed off the window with plastic. In addition, placed a tarp over that portion of the roof and brought it down to just above the top of the windshield. ( The top of the windshield is below the top of the passenger side window )
I'm still getting water seeping in when it rains.
Has anyone else had this issue? Any suggestions on a fix.
Any help would be greatly appreciated.

  • Putting band aids on is not the right way to fix it. Take the window out, clean the old dry caulk up, apply a bead of butyl putty tape, reinstal the window. Remove the excess squeeze out, apply a bead of Dicor around the top and sides of the window where it meets the side wall.
  • when you take out the window look to make sure it is the window that is leaking and not the roof somewhere. the roof might be leaking in the rear and working it's way to the window. the leak may not be right at the window or right above the window at the roof level.
  • We had that and took the window out and resealed/re-installed with butyl tape. Have also heard of water coming in around the running lights up top. You might want to check the caulk around them.
  • I have had the same or similar issue as the water comes down the passenger side windshield post and comes down in the cabinet above the passenger side window. What I found was the front air conditioner was where the leak was coming from, I have replaced the gasket seal from the air conditioner. I also had leak problems when we run the air conditioner in the summer and that leak comes from the condensate drains be plugged up. So in the near future I plan on removing the cover and see if I can access the condensate drain pan and thoroughly clean it. My motorhome is 16 years old so the condensate pan could have a lot of build-up in it. If you should decide to remove your air conditioner make sure you tighten the four hold down bolts after each trip for at lease a couple of trips. Hope this helps.

  • We had a leak in the same area and our dealer spent significant time tracking it down. They resealed almost everything on the roof, replaced both A/C gaskets, pulled the awning off, replaced running lights, removed and reset the window and probably more that I don't remember. The problem was found to be missing screws on the rear of the coach holding the gutter on. With the screws gone, there was a hole that led right into the inside of the aluminum top sill for the wall. Water rand through that, all the way to above the window in the front and dumped there.

    Moral of the story? Start in a small radius from the problem and keep working your way out. The issue could be on the opposite side of the coach!

    If I understand your post when you took off the inside window trim you said you saw water running down from the top corner all the way down to the lower section of the window from the inside of the MH is that correct? If so water is getting past the butyl tape around the outside surface of the sidewall. With the inside trim removed I would have someone run water from the outside top corner while you are inside to verify where the water is leaking in. There is roughly a 1/2 in flange that makes contact with the sidewall to seal the window. Sometimes if the window opening to cut out too large or uneven that surface contact area my be a lot less. On my Georgie Boy they did not use a template to rout out the opening and it was not much sealing in the upper corner. Just look in the upper corner and see how much of the tape you can see. If you have very little contact in that upper corner area you will have to remove the window and shim the bottom and side before sealing with the new tape.
