- 1968mooneyExplorerNo wonder zoning regulations are so strict. Here we have 3 pages of post suggesting how to get around the regs. If OP had no interest in RVing, they would be prasing the regs. instead of trying to get by them.

Ag gets fuzzy. 12 acres and you cant put a house on it?
The OP has options; he should talk to the county about them. Either a zoning change or a variance or find a work around.
I know of a couple that wanted a mother-in-law apt in their spacious back yard. County said no; single family only. You have to know before you buy and I wouldn't try to argue that you are a work vehicle but this is 30 acres in a agricultural area, not parking on a street in a subdivision. That's the part that is ridiculous. - run100Explorer III agree - almost everything in life can be traced back to money.
If you want a real pain in the butt, try a HOA. They love controlling everything - what you can and can't park, how many you can park, what you can and cannot plant in yard and how many must be there, what color paint is allowed and heaven forbid you have even one little weed growing, even after a solid two weeks of rain. If your living in a structure, notice I said structure, they can Tax it, they don't get any Taxes from your RV.

Sorry, thought your question was rhetorical... yes Huefano County rescinded regulations on mobile homes and campgrounds... but not on camping. And the area is unincorporated with the nearest town in the county being Gardner, an unincorporated town, 15 miles away. - Boon_DockerExplorer III

Know the the regs, before you buy and watch your local officials carefully after you buy,

That would have smartened up that dumb ass nieghbor. - PawPaw_n_GramExplorerOften such rules come into existence when people use their land and do not properly dispose of sewage. And there is runoff onto other property or local streams.
Adding a proper septic system is usually the way around such a regulation, since the land becomes a home site at that point.
