Roof on a new TT

How often do you to go up on the roof to inspect or caulk? I had a salesman tell me every 6 months. For a brand new TT ?? ( I live in Katy,TX)
  • its NOT that it Need caulk, but checking twice a year is a good thing.

I also check inside corners and where things protrude out of the roof. after a storm.. for small water stains/drips.. A/C unit, Vents, etc.

also lower sides of windows. so floor at walls. wet carpets.

its a moving/flexing house.. and built with the lightest materials possible. SO, it will never stay sealed .. all part of ownership/maintenance. my opinion.

Not bad advice when you think about it. Caulking is the first line of defense when it comes water intrusion. Frequent inspection can only be a good thing. You're just looking for any signs of failure which can and does happen in the first years of ownership. Sometimes factory workers aren't that careful or precise with their caulking applications. I wash my roof a couple times a year so it's only natural to inspect the caulking while I'm up there. Most manufacturers recommend at least once a year.
