Sealing roof on Enclosed Trailer

I have an enclosed trailer that i am modifying into a Toy Hauler. I have purchased a rooftop AC and was also going to seal the roof with KoolSeal Elastomeric roof coating. My question is should I remove the rooftop vent and paint first and then install the AC or should i put down the AC and then paint the roof? I guess my question is will the AC gasket seal over the Elastomeric roof coating and not leak? I am putting the Elastomeric coating over aluminum.
  • The reason for the paint was to attempt to lower the heat in the summer. i have insulated the roof with 3/4 foam board but just thought the silver aluminum roof would be cooler by painting it with the Elastomeric Paint.
  • Elastomeric paint won't seal anything for starters. I painted my aluminum roof but not for sealing. The white elastomeric paint made the appearance better and dropped temperature by 10 degrees inside.

You can install your A/C before or after painting. The gasket is a mechanical seal, put into tension by the four bolts included for that purpose.

This is the roof coating process with the first spray coat.
  • An air conditioner gasket will seal over most any surface, so far as I know, to attempt to answer your question.

I'm not entirely clear on why you'd need to seal the entirety of an aluminum roof. Aluminum is not porous; the only place where it could leak would be joints or holes, and I'd just seal those areas if needed with an appropriate caulking or tape (Dicor lap joint compound, or a urethane caulking compound, or Eternabond tape).
