We avoid the ones that look like zoos as well. We look at reviews of them as well as photos (to include aerial maps) to get a sense. When making a reservation online, if there is only one or two type of sites left and other types are not available, then that's usually a positive sign.
I can say this about The Wilmington KOA, it's a nice park and they are steadily improving things. I noticed this last time that there were a few sites that had paved patios, landscaping, lamp post, raised fire pit on the patio, patio furniture and a gas grill. I didn't notice those last year. Maybe they were there, I'm not sure. But I will try to book one the next time if available.
