Used RV pricing advice

Did all this folks as discussed above and her MH is priced within Market values. But for someone to come along and lowball a $70K MH down to $50K is nuts!! I'll let the bank take it back before I advise her to sell that low.

Same as I did and was successful. You have to sort out the ozone layer pricing and settle on the reality price.

On Ebay you want to look at completed listings. After you open that listing you can click on "see original listing" if you want to. Listing price means nothing, selling price is everything. There are overpriced units on CL and Ebay that have been on there for 6 months or more being refreshed over and over AT THE SAME PRICE that didn't sell back in August.

A very rough rule of thumb would be about 50% off new price (what you paid, not MSRP) for the first five years. After five years the slope is a little less steep. There are exceptions for certain makes, hard to find, etc.

Many sellers are upside down and dealers priced used units aggressively in the dealer's favor.

My advice is get a build sheet for the unit when it was new, take 30% off and that is what they should of paid when they bought it. Now deduct per year depreciation. Maybe 10-15% per year, especially for the first few years.

If you can find a build sheet then price out a new unit now and do similar.

Ebay advanced search will let you know recent prices paid as well as PPL. There can be a substantial variance between asking and selling prices.

Bought 2 and sold 1 on local Craigs list.

Go to PPL Motorhomes web site. They have prices on units sold.

Hate to say it, but it's a buyers market. She's priced too high. Quite obvious it's too high if it hasn't sold yet. Evidently, others in her area haven't sold either or they would not be listed, they'd be gone.

The buyer is the one who truly determines the value of any item bought. If the buyer determines the price is too high, it's never going to sell. Once someone gives a price and is willing to pay that, that becomes the price or value of the item at any point in time.

Your MIL esteems the value higher than everyone else. For her, she was willing to pay the original price, but now, no one else deems the item with that same value. The price the buyer presents, is the the real value at any point in time.
