Roof leak prudence / paranoia?

When I bought my 1995 Fleetwood Montara last year the seller (2nd owner) said there had been a roof leak near the front vent. She had found an expert mechanic who took care of this. No other details.

When I started seeing blisters above the bunk (left, beyond the knob)



I immediately assumed they were full of water, especially given exceptional rains this year in the southwest. Got home and stuck a thumbtack in and... no water.

Obviously this has had some Dicor treatment. It looks to be in pretty good shape to me.

Given the age of the RV, and the exposure to high heat and drying conditions, maybe the blisters are just a bit of delamination.

At this point I am thinking watchful waiting. If water drips out of the pinholes, time to get to work. Meanwhile, roll on.

Would welcome further thoughts based on experience.

BTW, for the past few months I have been covering the roof with a tarp whenever parked at home. Trying to get another decade or so from the roof.

  • You probably do have some water damage where the ceiling paper is bubbled. Take the fan trim off inside and take a peek. If you do have a problem, it does not necessarily mean you have to rebuild it. But you will need to get the problem stopped.
  • I'd suggest cleaning and resealing all the seams, lights and whatever vents and what nots on the roof. I'd also suggest removing that Maxx Air cover and checking and resealing the seam around the vent.

    "Coat the complete roof with Liquid EPDM RV rubber roof. Maybe two coats in the "bad" places. See link below. One of the videos is of my 33 foot TT I did in 2010. No leaks for 5 years."

    Also, all front and rear clearance lights should probably be removed/replaced and reinstalled with new sealing.

  • In general, that roof "doesn't look good".

    If it were me, I'd consider one of those complete roof coating treatments that I see advertised, where they remove all vents/antennas/etc., lay on a whole new thick layer of tuff material, and then reinstall/replace everything they removed with new sealing.

    Also, all front and rear clearance lights should probably be removed/replaced and reinstalled with new sealing.
