I have had one share for 10+ years and purchased a second last year. The part that most people overlook is that you are NOT purchasing a time-share. You will own one of approx. 1,500 shares of a public company and you can resell shares for what I believe is a $100 fee. If you like Pismo and a camping, as opposed to a permanent experience, you will not find anything with as good of a location or kept up better.

I have a place on a California beach to stay without annual fees or assessments and if I chose to sell today (yes a market exists with demand) I would I would recognize a $23K profit. PCV is a public company that owns, beach property, storage property, RV shop. This is NOT a time share investment.

Doesn't look like you read all the posts. This is not a "timeshare", instead you are purchasing a share of the development just like you purchase shares of Home Depot, Lowes, etc - roman_travelerExplorerThe reasons I bought a share at PCV is free camping for a minimum of 45 days annually or up to 70 days if you trade prime time days for non prime time. It's a great park. Management and staff are great. You can walk to the beach, downtown, and pier. I can will it to my son when I leave this earth and he in turn can hand it down. It continues to grow in value. If I decided to sell it I could get considerably more than what I paid for it. When I got mine there was a waiting list. Yes, we do only camp at PCV, but that's our choice. There is no law that says we can't enjoy other campgrounds if we choose to.
