Have you tried getting a camping spot on the CA Coast in the summer? Plus it's 12 month camping and as noted has a process for selling. It sounds more like a fractional than time share.
If you know you like Pismo, biggest question is do you have disposable cash? If so, check out the legal particulars and talk to current owners, then sleep on it before making a decision.
EDIT: Big question: How easy is it to book a spot once you are a member? Do you have designated weeks plus float days? How far out to book? Eliminating this hassle would be part of the attraction for me. Condo Fractionals at Tahoe are set weeks plus floater weeks so you can know you have Christmas, Spring Break, etc.
All good points. Central California coast is BUSY from April-Nov and getting a space takes luck. My dad/mom had a membership here for years in the 80'-90's and would stay in Pismo (Portuguese Palm Springs) for a month at a time since it's hot (many days of 100) in the SJ Valley. They got most all of their $$ back and probably could have turned a profit. We've had numerous family parties there and booked the clubhouse for birthdays. Pool is great too. And yes, the walking distance to restaurants, cafe, beach, etc. is perfect. Purchased a week at San Luis Bay Inn near this campground. The one bedroom condo, book able any week of the 52, originally sold for $18,000. We purchased ours for less than $5,000.00 eight years ago. We have been offered double that, have maintenance fees of less than $500.00 a year (a comparable condo in the area would rent for $300.00 / night). And is across the street from the beach.
We use it every year, have traded to Hawaii and have no regrets.

My husband and I have owned timeshares before at hotel resorts. These shares ate different. What is being sold or wanted to purchase are the original 1500 (I thought it eas 1800) shares. In the 70's these shates sold for $2500/$2700. Supply and demand have made prices rise to $32k - $34k. It is by far the best situation for camping, owning 45 days a year, hauling a RV or storing with PCV (they deliver $25 in and $25 out (back to storage), that is a bargain cimpared to fuel. We've owned our shares for 15 yrs. and we love it there. It's our beach house. It is top notch friendly, accommodating, walking distance to town and restaurants. Listen to pounding waves. Large sites, compared to other campgrounds across street. Shares can pass to heirs. All positive from post - ***** rating!

- TOOBOLDExplorerOne of my colleagues family own 2 shares and they leave the 5th wheel at PCV most of the summer. They just drive up after work on Friday and enjoy the beach. They have a large family and someone is always using it. They couldn't be happier. They bought a loooooooong time ago and didn't pay anywhere near the going price.
- Ex-TechExplorerThere is also two parks across the street that are on a share purchase basis. Pismo Creek RV Park with shares still available and is a park that only allows use by its shareholders.
There is also Holiday RV Park which has no shares available but does have a list of shares for sale by owners. This park does allow outside guests.
Shares for these two parks range between $7,000.00- $12,000.00.

It's a great park. Management and staff are great. You can walk to the beach, downtown, and pier. I can will it to my son when I leave this earth and he in turn can hand it down. It continues to grow in value. If I decided to sell it I could get considerably more than what I paid for it. When I got mine there was a waiting list. Yes, we do only camp at PCV, but that's our choice. There is no law that says we can't enjoy other campgrounds if we choose to.

Doesn't look like you read all the posts. This is not a "timeshare", instead you are purchasing a share of the development just like you purchase shares of Home Depot, Lowes, etc
