I believe that I'm the 5th owner of this 1997 Dutch Star. The roof has been coated with an after-market product - probably by 1st or 2nd owner. I have been in contact with the 3rd owner, and he stated that the roof coating was there when he purchased the unit.

Most of its life, this MH was in the Las Vegas NV area. I purchased the unit last November and have been living in it in NW Oregon since then. Over this past winter, 80-90% of the roof coating has come off. Water gets under an edge, the coating bubbles up, the wind does the rest - and, for those not familiar with the weather here, there is LOTS of rain, LOTS of wind!

Other than one very small area, at roof side-edge, I can't find any problems with the roof, and no signs of leakage.

My question: Why is this coating coming off? Is it because 1) it's the wrong product for this roof, 2) it was applied improperly, or 3) this stuff just wears out over time? See photo.



Also, I wonder why it was applied in the first place since there aren't any indications that there were any problems with the roof.

Because of the small area that I did find an issue with, and because of my past experience with these rubber roofs, I am in the process of sealing all edges/seams with EternaBond tape.

If it were me I'd scrape what you can
Then pressure wash then Bus Kote
Primer then two coats of finish.
I've done two coaches so far. It works.

Give Newmar a call and see when they started using the Brite-Tek roof. That would let you do the right thing to the material and not cause any future problems.

You'll find roof coatings used a lot in hot sunny areas. They reflect the heat much better giving the AC a fighting chance. The other reason is the feeling that they extend the life of the rubber roof.

It may be coming up due to the roof not being clean prior to applying, or using the wrong coating product. Also some may say it was applied too thin to the roof causing the problem.
