The larger homes are much more than $200k, but you are right about not owning the land. The ones over on the beach front pay an extra $15,000 a year for leasing the land. Back at the front of the park it's about $6,000...but that includes use of the amenities, security, water, sewer, cable tv. etc...
Ya I know more like 350-400K but I can't think that high :E we have friends that have a site with a single wide with an addition, in Z section that they are trying to sell, the annual $ & all the extra fees & not to mention what they have to pay Horry County annually have gotten to be too much & their kids have no interest in taking it over.
Someone local to me (NC) posted a listing on a facebook group of a house they have for sale. It's a 3 bedroom, 2 bath. Looks renovated. Not a huge one, but it appears to be worth the $105k they were asking. The lease fee is $6000 I think they say. I think they say after some renting it out and clearing all costs, that it makes them about $15k a year. I would do it full time, but a bit costly for vacation home, for me that is.
