I like what thay are advertising but I wonder how much it will affect the rates? They are adding 2 acres of lazy river, water slides etc. This will surely put them way ahead of the rest of the local CG's as far as the water parks go. The kids should love it.!

I am going back to OLCG after a few years break. We are going in May and November to beat the Higher summer season rates. I will enjoy these added features to the water area. My grandson and granddaughter will love them. I have missed the fun times at OLCG. But do not miss the summer season.
Cant wait. I will be there in few months. Just in case its Harley Bike week we are staying..

Ya I know more like 350-400K but I can't think that high :E we have friends that have a site with a single wide with an addition, in Z section that they are trying to sell, the annual $ & all the extra fees & not to mention what they have to pay Horry County annually have gotten to be too much & their kids have no interest in taking it over.


Someone local to me (NC) posted a listing on a facebook group of a house they have for sale. It's a 3 bedroom, 2 bath. Looks renovated. Not a huge one, but it appears to be worth the $105k they were asking. The lease fee is $6000 I think they say. I think they say after some renting it out and clearing all costs, that it makes them about $15k a year. I would do it full time, but a bit costly for vacation home, for me that is.


Our friends are asking 89,000 for theirs & get about $1000 a week including golf car but only summer months. I thought about buying & renting one but Theirs only got them about a gross of $12K less the 6K ?? lease fee, electric bill, county gets about 1K a year for bus lisc. fees etc., insurance $ & so one they barely broke even at a gross of 12K. Not sure that included a mortgage payment either. They were picky who they rented to & wear & tear was a big part of the equation........ Some people (renters) just tore the place up. :? I talked us out of it.....:) But if you were able to just run it as a business some $ can probably be made....

I totally agree. I don't understand it either. Lot of money to pay to improve someone else's property. And it is NOT a safe investment either. there are many ways to lose that house, Lease means nothing, as the folks at Barefoot RV Park found out. They just came to them, and told them to be out by Sept. 100 year lease meant nothing

No. I posted about the size of the sites and OL`s taking away from the sites and it got deleted. I was using your post as an example. nothing against you! just trying to figure things out here, even after 11 years I still cant figure it out! LOL
