Need help finding a fifth wheel

Hey all

We currently have a travel trailer permanently set up at the beach. We are looking to upgrade to a fifth wheel with a bunkhouse. I have several issues I would like advice on. With our current lot, we have room for 35-36 feet. We have no plans to haul it, so I can remove the goose neck and bumper but not sure how much room that would save me. I am trying to find something under 36 feet with a bunkhouse with one or preferably two slides and four bunks. We want the bunkhouse to have enough room for our three kids to hang out there.
We may have the option to move to a bigger lot but as of now, none are vacant. We want to trade our current trailer in as well but it will need to be appraise where it is. Not much luck at the local dealers. Any advice on a nationwide dealer or one near North Carolina that will appraise a trade in permanently set up? Thanks in advance

We looked at a couple. Since they are designed to be parked on a lot and not moved all the time they had features like home refrigerators and glass sliding doors. They had furnaces and a/c units like a TT.

Think seasonal park and not rolling down the road each weekend.

We haven't really looked at a park model because my wife was not sure about a loft for the kids...It is an option. What are the pros to a park model? Some of the ones I looked at online required a separate heat pump which I don't think I can have. Do they make them with self contained heating and cooling units? Thanks in advance

5ers are a lot more $$$$ than a park model. Unless you Are looking for storage not a great advantage.

The bumper will gain you 9" or so. Generally the pins don't go much past the front cap (at least those that I've noticed). If they do, you're talking a couple of inches.

No idea about trading a permanent setup.

We are willing to spend up to 45k. Weight etc doesn't matter because we will not be towing it....Everything I find that checks all the boxes is at least 38' long. That is not an option unless a longer lot opens up. Please let me know if you have any questions or clarification.
