It is a beautiful piece of land. The views alone will make it a great place. You have the right idea by staying at the CG instead of fighting traffic. There is a convenience store, liquor store and tavern a couple miles up the road if the CG store cant accommodate. A water taxi would be great, especially if it runs to the Rusty Rudder in Dewey Beach. You will have a three block walk to the ocean beach though. I will try to post some of Masseys Landing photos when I get back from the south.

We booked Memorial Day Wknd. Something we have not done in a few years. Arriving on Thursday and leaving on Tuesday. Was able to land what appears to be a really nice site. Once complete, the place looks as if it will be fantastic. Have no plans to stray to far from the CG either. We also do Castaways the same way. Been there numerous times but never go into Ocean City. I SURE DO MISS "THREE SEASONS". 😞

We've booked here for July. They are definitely advertising a water taxi - which honestly might be nice, depending on where it drops you off. Getting in and out on a Friday/Monday will be tough - and may make it worth booking to come and go at odd hours. Traffic is a nightmare, but then again, we probably won't leave the campground much once we're in. We don't leave much at Castaways either. I'm really looking forward to seeing what it's like when it opens!

I live 6 miles from there. It is a beautiful area at the end of Long Neck Road. It offers great views of Rehoboth Bay and Dewey Beach in the distance. There is great fishing and crabbing right from shore. Masseys Landing is at the very end and offers a public boat ramp for access to Rehoboth and Indian River bays, and the Atlantic Ocean thru Indian River inlet and Delaware Seashore State Park. You can see the Inlet bridge from Masseys Landing.

Now the bad news. Long Neck is saturated with manufactured housing communities and a few campgrounds. The Resort at Masseys Landing will be offering a short 15 minute shuttle to the Atlantic Ocean. They must be doing it by water and will drop you off at Delaware Seashore State Park. No way they can do it by bus. it is over 16 miles from Masseys to Rehoboth boardwalk. There are times it will take you up to an hour just to travel the 5 miles of Long Neck Road to Rt 24 during the peak summer. From there, you will still have 11 miles to go to get to Rehoboth. I know, because I used to live on that road about a half mile from Masseys for 7 years.

I did call the resort. They are owned by the previous owners of Castaways and not Sun Resorts. My bad.

Made reservations last week at Masseys Landing for a few days before and after Memorial Day. They said they were not going to charge me a deposit because they were not 100% sure they would be open on time. Have not been to lower DE since 3 Seasons was sold for Condos 10 years ago. Also there were plans to build a CG on RT. 24 just off of Rt.1 but the transplants that now live there had the project shut down. Convinced the powers to be that us lowly RVer's would bring to much doom and gloom to the area.LOL Castaways, Frontier Town and Fort Whaley were all sold to Sun Resorts who own many CG's around the US. I have not heard that they own Masseys Landing.

It is owned by the company that used to own Castaways near Ocean City, MD. I'm sure that it will be top notch.
