Need help on what to do with my rubber roof!

Hello! Long time lurker...first time poster here.
I have a 1995 Damon Escaper 30 ft fifth wheel with the rubber roof. I'm going to need to do something with the roof before long, probably this fall. It appears the white is coming off the roof and black is showing through. The top white coating is cracked and coming off in some areas. It almost appears that someone put something on it at one time and it is cracking. I was thinking I would use the liquid rubber or liquid rv roof from www.liquid-roof.com however I'm not sure of the best way to prepare it before putting this liquid roof on? Any suggestions? I have attached a picture. Thanks!

Mine wasn't as bad as yours but the surface was checked and it blew off like sand size particles when I pressure washed it. I used Henry SF 287, brush and roller, 5 yrs ago and it's doing great. I avoided a $5k roof replacement and it's way better than the edpm for $65. Our roofs at work are recoated with it and it's tougher than Chinese arithmetic! We roll 600lb AC compressor around on it. Rhino liner, expensive but lasts forever, but I see your trailer is almost 20 years old, so might want to go with the $60 / gallon stuff.

Has anybody on the forum ever filed a warranty claim on the 12 year warranty of an EDPM roof? Of course this would be if you are within the 12 year period.

I used Liquid Roof and an Aljo I had. Cleaned really good...and rolled it on. It goes on very thick.Took 2 gallons @ 60.00 per gallon. Looked like a brand new roof when done!

I used Mule 300 on my motor home rubber roof water based drys like a rock. It is made for use on rubber roofs and is considerably cheaper than the RV sponsored products. Motor Home is 36 feet and it took about 2.5 gallons, I bought a five gallon container and used the rest on my metal roof on my sun room.

I washed the roof with Dawn liquid soap rinsed it well, allowed to dry. Went around AC units, seams, and any thing else that looked to have a seam or crack with a brush and applied coating by hand, after drying I used a sprayer I lightly wet the roof with a mist as I went, helped considerably applying the first coat. I used a medium nap roller and a roller pan and rolled on one coat working from front to rear towards my ladder, Waited for first coat to dry over night. Next day put on a second coat repeating first step coating procedures. Do not wear shoes when applying second coat has a tendance to scratch first coat. After drying it looks great. Hardest part was preperation and first coat took about 3 hours early morning, second coat took about an hour.

Time for a re-roof. They don't last forever unfortunately.

My roof came unglued in the front. An rv tech made the repair.

He mentioned he has painted the whole roof of a couple of rv's with liquid roof. He said the roofs turned out great. You might want to check with the manufacturer of the product and talk with rv techs in your area.

On my 96 jayco, once the black started to show the rubber membrane started to crack open. I put eternabond tape over the cracks but eventually got so any splits I had to put it in enclosed storage until I can replace it. It took about two years from first crack to complete destruction. My camper was not covered and stayed in the sun. If you have a cover it may last longer.

I hope yours is a different problem than what I had to deal with

There are lots of great vids on youtube about recoating using different liquid rubber products. Dosent really seem all that tough. Yours could be a candidate but im far from an expert.
