Not sure on the Sealand, however on the Thetford Aqua-Magic 5 that I have, it was the "Water Module Assembly" that was the source of the leak. Although it appeared as bad connections and even a bad flange seal...

There apparently was a defective batch of them as I replaced it with new twice and finally read about the defects. I bought my last from the big river in South America and no problems since.

If it is an assembly such as mine, you can not see where the actual leak comes from, merely where the water goes...on the floor around base of toilet...
Good luck!
Inquiring minds want to know...

Then, I must have done it all wrong.

Exactly. It should fit just right.
4 whopping cylinders on Toyota RV's. Talk about great getting good MPG. Also I have a very light foot on the pedal. I followed some MPG advice on Livingpress.com and I now get 22 MPG! Not bad for a home on wheels.

QUOTE "Same here. Took mine completely apart two seasons ago and changed all of the seals. Not a problem since. Before that, had a small leak from somewhere around the base that I could not pinpoint nor get stopped for anything. After the dis-assembly and re-seal, no problem since. Believe it or not, I was able to get the seals off-the-shelf, at Camping World. My Sealand is the Model 511 PLUS.

However, if the OP is referring to the water in the bowl leaking out, than that's a different issue all together. If changing that seal, you should use a good coating of plumbers grease for sure. OR there could be some sort of a problem with the flush "ball" valve (I don't remember exactly what they call it) in the bottom of the bowl that closes the water in. Perhaps a small crack in the plastic "ball" valve that could be allowing the water leak out through it."

Interesting. I used the grease on the flange between the floor and the bottom of the base. When I replaced the thin gasket thingy between the base and the seat, just set it on there with no grease or nothing. I did take the time to go over the "ball" portion with a non abrasive scrubber before I put the gasket and seat on...for what it's worth.

I had to do this job not too long ago. Pulled entire unit out separating the top seat portion from the base. I support the response for plumber grease liberally applied to flange. Installed base portion with flange reaching through the middle to make sure it didn't bind up while applying my body weight to the top of the base, and then tightened it down to where it would not rock from side to side. Then installed new seal and top (seat) portion. Did connections after. For me, this was not ideal for ability to reach everything and convenience, but after having it all back together and checking and finding leaks a couple of times...it was the only way I could get it to stop. Leak free for some time, (knocking on wood right as I press send). Good luck!

Are we talking about the bowl bottom seal, where the bowl mates with the flange on the top of the base, or the base seal where the toilet base mates with the floor closet flange?

Are you installing it dry or are you using a good amount of plumbers grease?
