I ran into an issue that I do not know what to do. I live in Arizona and I bought a 5th wheel from the original owner who lived in it. I bought the trailer and tried to register it and get plates for it. The title place said that is registered as a mobile home and I cannot get plates or registration for it. Has anyone been in a similar situation and knows what I need to do? Thanks!
Update: I took it to the DMV yesterday and got a level 1 inspection. They then changed the title to what it was original from factory and put it in my name. I finally have it plated and registered.
This trailer was bought new in 2001 and was never registered or plated. It falls out of the DMV system after 6-10 years.
Either somebody at DMV messed up (likely) or it was deliberately deregistered so it could be mortgaged. I bought a mobile home on a city lot, the bank got a little excited upon discovering it had never been deregistered. Seems the previous owner's lender had neglected that tiny but important detail, there was nothing to prevent it being permitted and towed out. I had to pay a minor fee to get it done.
I will call DMV in the morning. Original owner literally bought it and parked it on his property for 16 years and then sold it to me. He didnโt even realize it was title as a mobile home.
Arizona DMV may be confusing the term mobile home for house trailer. Same question recently came up on here for a 5th wheel in NY. The title and registration says H/TR (house trailer). Same thing for any camper including my TT. My regular equipment trailers simply say Trailer. A Mobile Home is different than a Travel Trailer / house trailer and DMV should know that.

Will probably have to have it inspected showing that it has all that's required for an rv, have the title changed to an rv title. If original owner had wheels taken off, skirting put on etc which they should of had to do to title it as a mobile home, then you have to show it's been converted back. The DMV should be able to tell you what you need to do. Remind the it was originally built and titled as an rv when it came from the factory.
