Park Manager & Lot Sales Director for Georgia Campground

Hello all! We are looking to hire a full time couple or individual to live on site and manage our beautiful campground in the North Georgia Mountains! Our park has 130+ lots, indoor pool, outdoor pool, rally pavilion and has a 9.5 facilities/10 appeal rating by Woodall's. Below is a job description. OVERVIEW
• Working and overseeing the Front desk for reservations, check in, check out, collecting rents, and ancillary income, running the store gift shop (in the check in office).
• Scheduling 6+ employees and work campers, checking and approving time sheets.
• Overseeing all park operations and maintenance for pools, pavilions rally facility, water distribution system and sewer force main, cable TV, electrical and telephone.
o Needs to become a certified pool operator
o Needs to become a certified well/water Georgia class 4 water distribution operator
o Needs to be certified in L.P. Gas handling.
? Put in place a successful Marketing Program and increase occupancy.
? SELL LOTS……

Detailed Responsibilities

Front Office: Become proficient in PARCS reservation system. Oversee all aspects of arrivals and departures, checkin’s, cash and credit card sales for lot rental and ancillary income from store sales, Ice sales, and L.P. sales. Oversee opening in the morning and close out at the end of day. Set hours for the office & store depending on volume and season. Order inventory for store merchandise, oversee inventory, select item that will sell. Ensure that store inventories are kept under control.

Cost code all bills for shared / non shared expense and forward to corporate office

Create weekly occupancy and booking reports and send to Owner and Bookeeping.
Create a annual budget for the park operations and the amenities and work with
Accounting in corporate office to create owners association annual budgets.
Keep a cross check on expenses and weekly performance of operations and compare them to budget goals. When needed discuss expense control with employees.

Review our telephone service and make appropriate changes. Monitor all utility costs and take action where appropriate.


Marketing:
A: Rack Card Brochures

B: Oversee Website
o Chance Landing page regularly
o Maintain calendar of events
o Monthly, weekly, seasonal rates
o Change rates of web site annually
o Work on Search engine optimization
o Post you tube video link to site
o Facebook and Twitter accounts: Need to be worked on and added to every couple of days. Also work on Picture contest once a month for facebook.
o Email Blasts and Telemarketing: Perform email blasts for specials
o Email Newsletter: Create a newsletter monthly emphasizing past events, up coming events, recognition to rally groups, area activities, special promotions and lots for sale.
o Maintain listings and advertising both print and on line in Trailer Life & Woodall’s .

o RV Trade Shows: Reserve booths and attend, or make sure we are represented
At Five trade shows a year.
Set up booth, distribute literature, collect names & email addresses and spin the wheel.

SALES:
Make sure all our customers know we are selling lots and then explain our Ownership program to them.
Sell 20 lots per year
Sell Park Models to customers on appropriate lots.

RENTAL:
Promote, market and rent our lots, increasing our occupancy to 50%.
RALLY GROUPS:
We do a lot of small to medium rally’s (20 – 50 rigs). Send letters to all
Group wagon masters every year from Good Sam’s & FMCA List. Maintain a schedule for the Rally pavilion so that no conflicts arrive. Make sure the groups understand how to use the kitchen equipment and audio visual systems.
Come up with rates for rally’s and location of their sites for grouping.
Some times we have 3 rally’s at the same time.

PARK OPERATIONS:
o Keep grass cut, lots free of weeds, trees and bushes trimmed, garden flowering.
o Keep pools in great working order and licensed.
o Ensure that pools and drinking water testing is conducted as required and that proper records are kept for reporting and that reports and samples are sent in when required.
o Routinely inspect restrooms, cabins, pavilions, mountain village center, club house, fitness center so that they are clean and in good repair and are properly outfitted for display.
o Make sure everything works and is pretty.
o Determine when groups are arriving, and/or heavy weekend volume and
ensure that adequate preparations for them have been made including adequate staff for registration.


ACTIVITIES:
o Oversee park activities, movies for children concert videos for adults, bingo, card parties, special events and themed weekends.

MEALS SERVED:
Currently we do the following Holiday Meals.

Not all work campers work for free.

I didn't work for free until recently but the work I'm doing is commensurate with the pay.

I commend the OP as well. This is the perfect place to post such a position, where the entire wealth of RV.net will see it.

BUT.... The op is looking for a full time executive, not a "I work for free and a campsite" RV workcamper. This is obviously a high level paid position, right?

This is an excellent place to post such a position. An excellent post I may add, full of details.

Some full timers may be ready to park the rig and get off the road. Still others may be looking for a full time position for a while.

There is a lot of management talent out here roaming around.

I think this is a great place to advertise this position. It is obviously not work camping which is defined in the first sentence, it is a fulltime position.
If your looking for a fulltime job this could be a nice position.

Doesn't interest me but I commend the OP for providing a detailed job description. Often job descriptions are very vague and confusing about what is involved.
Build a life you don't need a vacation from.

My first post, but I figure that I would like to chime in. This job doesn't seem much different than what I do for a living, property management for a major telecom company. For us, every location has different certifications, costs, personnel types and inventory structure. Many job postings will show what you should know for that job, but not necessarily use.

To the OP, if I were ready to retire, I would be all over this position. You really should post this in a facility management/mechanics type forum. There are many of us whom are ready to take the next step.

And some people wonder why more jobs are not posted here. Yes, that is a very detailed listing of duties, but they really aren't anything out of the ordinary for a manager of any facility. It doesn't sound to me like they expect the person they hire to actually mow all the grass, clean all the facilities and physically do every task in the park. I assume this is a supervisory position, and, yes, supervisors are the ones responsible to see to it that things are clean, grass is mowed and the facilities are operating correctly. And those managers and supervisors usually are required to prepare reports for upper manangement. That is how business works.
I also think you will find that becoming a certified pool operator, certified well person and certified propane pumper would probably take a total of a week to get all those certifications in place. Those things usually involve taking a short test to show you are not completely ignorant about what you are doing. Things like testing the pool water to be sure it is not too highly chlorinated or infected with bacteria, knowing that the propane should not be pumped while smoking a cigarette, and being sure proper records are kept on the well water tests and that the well area is secure so no tampering of the water system can occur.
Once again we appear to have another of those danged if you do, danged if you don't situations. The job poster tried to give a detailed outline of the job duties and people are crying that it is just too much work. If they had went the other way and just listed a job, people would be screaming that there isn't enough information and what they thought the job should be turned out to be something different. If you don't want the job don't apply, but to bash someone for listing a job and the duties is just wrong.

I think that this forum is not the best place to advertise this position. This not a typical workcamping position.

I would suggest that you look for an executive search firm for the best results, given the type of person that has the experience to handle the responsibilties you have listed.
