What annual maintenance should one be performing on their rooftop hvac units besides checking for debri/dirt?

You'll need to take the cover off to see the dirt build up on the inside of the coils. The fan blows the air from inside out and side facing the fan blade is the one that collects all the dirt. Mud-daubers like to build their nests under the cover so be careful when removing the cover.

Just keep the coils clean of dirt and debris. Nothing else to do.
