Positively does not address your problem but it may serve somewhat as a parallel.

Many Mexican structures have flat roofs. Easier to construct but due to off-the-wall construction standards Mexican "concrete" is about as uniform as stripes on a zebra. Give an uncoated four inch thick roof five years and it's a sieve.

The "standard" practice is re-roofing every five years with roof sealant. Terracotta color. Terracotta compared to white color makes a surface temperature differential of around 10c-15c. Phenomenal increase of heat. But white lasts even less than terracotta.

Enough is enough.

I ordered around 300 lbs of CHAPAPOTE. Tar that needs to be heated. Best applied at 200c.

When the brilliant white pea gravel arrived (around 4 yds) the neighbors and even my kids laughed. "This is not the way!" "We never heard of this!"

Heating the tar was an effort. When one caught fire I doused it with white gravel. Tar, gravel and labor - I was out eight hundred dollars. Hot tar was poured and spread, white pea gravel was spread then tamped with a flat shovel.

The kids moaned "Papi, done the right way this would have cost you two hundred dollars!" For simplicity's sake I have changed pesos to dollars.

That was in 2001. The white gravel reflects heat like crazy and every time the weather gets extra hot, the roof repairs itself.

It looks like an untouched roof is going to far outlast it's owner.

MORAL. If it doesn't deteriorate I lean towards the cheapest leak-proof roof repair as measured day cost per ten years protection.

Jesus and Brenda are going tar and pea gravel when things dry out.

Somtimes "conventional wisdom" needs to be challenged. If conventional wisdom is valid, it'll hold up its weight.

Hi MrWizard,

I know eternabond can be ordered up to 48 inches wide. That would be my choice for a retro fit repair. I used it on my house. I overlapped by one foot.

got to measure everything again before ordering
