Looking for experienced eyes on used Camper

Good Morning,

Building a goose camper and I thought I had the camper picked out but not so sure it is a wise purchase for $15k. It is 500 miles away from me so I put a small $250 deposit on it. Supposed to go there this coming Friday to look and purchase.

I have had to stay on the salesman about sending me better photos, information, and specs. Including the guy saying he "mailed" them to me as in snail mail, which as of yet have never arrived (8 days). SO this made me start really looking hard at what information I did have and also questioning that information.

Host Yukon 2006 but build date is 9/2005.

The plumbing he says has been modified to where you cannot run off of city water, you fill the tank and then use your pump. Outside shower self-installed/modified. I asked for photos, none received as of yet.

The roof has me concerned as looks like lots of things removed and the screw holes not sealed. Says no leaks or any signs of leaks.

Told me the heater did not work but they ordered parts then he said: "It just needed to run and it works". Fire and C02 inop.

TV boost doesn't work.

The generator does run and work.

The hot water heater is unknown as no water in the tanks but says we will check when I get there but they really go through these and make sure everything works when they sell them.

No batteries

The camper just looks like it was a live in camper for someone and spent its whole life outside uncovered/protected.

The person who owned it also made modifications inside, pulled the microwave out and put a convection in. not a very good self-install either. Looks like frig has had some issues in the past with different colored wood below it.

Not sure if there is water discoloration at the foot of the dinette slide out inside?

I just would like to see if some experienced eyes would look at the photos as I may be reading into this or completely missing the obvious.

Update

I passed on the Host, thank you to everyone that provided useful input as it confirmed what I was suspecting.

I located a 2012 AF 1140 and drove the 600 miles R/T to inspect it. Planning on taking my GN trailer down there next weekend to get after I finish making the camper jack extensions to get the legs past the GN fenders.

I assume that since it is a goose trailer that it will be subjected to some extreme jerking around etc. which wouldn't be good in it's condition.
perhaps if you just wanted something for a cabin to park it would work if the price is low enough.

For that kind of $$$, you can get a much better camper. Water damage, and lack of upkeep shows in nearly every photo. Find something else ...

^^^ Agree 100% ^^^. For your needs (hunting camper?), you can spend much less. For your budget, you can get much more.

For me that deposit would be a very very cheap lesson and bullet dodged. I would try to get it, but if it gets to be a problem getting it back I would happily move on thanking my lucky stars

I really appreciate the experienced input on this and the info on truck camper mag articles.

I may or may not be able to get my deposit back but I paid via CC. Things that he said were not issues, certainly to the vast majority seem to be something to be potentially concerned about.

They certainly have continued list it as for sale and available on Rvtrader or their website as being for sale at the much higher list price of $17,995.

I would pass on this one, Im looking for one too, and just about everyone 90% have delam issues.
If you look at the Truck Camper Magazine they have recent articles on buying a used camper. They cover delamination issue pretty good. Long story short, pass on this one
